Located in the Gulshan district of Dhaka, the office headquarters for Shahjalal Bank will be approximately 13,300m2 comprising a 13 storey tower above 3 basement floors.

Gulshan is a mixed residential and commercial area, and is also the location of many international government building including the Royal Thai Embassy, Embassy of the United States of America and the Australian High Commission.

The air conditioning system utilises high efficiency water cooled screw chillers with variable speed compressors.  These operate on environmentally friendly HFC refrigerant and a refrigerant leak detection system is provided to allow rapid detection and rectification of any leak before the entire charge is lost to the atmosphere.

Variable Speed Drive (VSD) motors are provided on chilled water pumps to allow them to operate efficiently.  Basement ventilation fans are provided with variable speed drives controlled by carbon monoxide sensors.

Precooled and dehumidified fresh air is provided to each floor by packaged air handling units.

As per the latest Bangladesh building code, 97m2 mono-crystalline photovoltaic cells (PV) cells will be installed on the building to provide approximately 5% of the total lighting load in the building. This will offset and reduce the electricity drawn from the grid.

The main power network is unreliable so diesel engine generators will be installed with the capacity to provide 100% standby power to the site for 8 hours.

Energy efficient T5 fluorescent lighting was selected for the building.
The building is fully sprinkler protected and includes pressurisation systems for the fire exit stairs and the fireman lift lobby.

Roof rainwater is collected and treated for use in irrigation on site.
